A shared room or your own apartment: compare costs and contracts

Compare the full costs
A lower advertised price does not automatically mean lower total costs. Record the rent and its price basis for both offers. Note every stated additional charge. A missing amount is an open question, not zero.
Separate deposits from furniture purchases
For residential tenancies, section 551 BGB generally limits an agreed security deposit to three monthly rents excluding separately stated operating costs. An agreed furniture purchase is a different item. Ask for the items, condition and price. Record one-off payments separately from recurring monthly rent.
What does the advertised rent include?
Electricity and internet may be included in a shared-room offer or agreed separately. Do not assume one standard arrangement. Ask whether an amount is a flat charge or an advance payment and which costs it covers. The same questions apply to a separate apartment.
Who signs which contract?
Shared housing can use different contractual arrangements. You might contract directly with the landlord or sign a sublease. Check who is letting the room, which spaces you may use and what happens when someone moves out. The label shared flat does not answer these questions.
A practical way to decide
Compare monthly costs, one-off payments, the moving date, private and shared spaces, contractual parties and unanswered questions. The better option depends on your budget and everyday needs. This comparison does not guarantee a lower price or a faster acceptance.
