Compare apartment listings: warm rent, cold rent and availability

Compare the same price basis first

An illustrative offer of 800 euros cold rent is not necessarily cheaper than one of 950 euros warm rent. Record whether each advertised amount is cold or warm and which extra costs are stated. Leave missing amounts open. Missing information does not mean there are no costs.

A comparison table with five columns

Use five columns: original listing with the date checked, rent and price basis, floor area and rooms, possible moving date, and open questions. Transfer each offer into the same table. This makes comparison easier even when portals use different fields.

Record deposits and other costs separately

Keep an advertised deposit separate from monthly rent. Does the listing mention parking, furniture or other charges? Record those too. Ask the provider about unclear items instead of estimating an amount.

Recognise duplicate listings

The same apartment may appear on several portals. Compare the address, photos, floor area, rooms and provider. A similar title alone is not enough. Once you have confirmed that two listings refer to the same home, keep their source links in one entry. Two listings are then not two available apartments.

Check availability directly

Open the original listing before making an enquiry. An entry in a search catalogue does not establish that the home is still available at that moment. Ask the provider about missing details. If it has already been taken, use the same criteria to look for other homes.
