(Women only WG) An unlimited contract after 2.5 months of sublet

We are currently looking for a German speaker, as preferred by the landlord. Please read the details carefully and confirm that you are okay with them before messaging. Thank you! The apartment/room: The apartment is on the 3rd floor, and the building has an elevator. The first room itself is between 25-30sqm, the biggest in the house, with self-renovated laminate flooring. The first 2.5 months (09 December - end of Feb) are a sublet, with warm rent of 700/month. Then, from the end of Feb, you can move into Room #2 (warm rent: 643/month). Photos of both rooms are posted. Room #2’s contract is unlimited, but we would prefer someone who could stay at least 1 year. Location: - Lidl, Alnatura, Apotheke, some bus stops, U-Bahn station, DHL/ Hermes post are at most 5 minutes away on foot. - Rewe, S-Bahn station, and more bus stops are 10 minutes away on foot. - There’s construction in front of the house, but I rarely get bothered by the noise, even when I work at home during the day. - There’s currently disruption with U3, so the connections might not be good when you get to the house. WG Life: We have almost everything one would need: a private washing machine, dishwasher, microwave, oven, fridge with freezer, 1 bathroom with a toilet, 1 extra toilet, a quite spacious living room/common space, and a hallway wide enough for 3 clothing racks at once. Your flatmates: - A lovely high school teacher, who normally comes home at night and is away almost every weekend. - A young professional, who works from home most of the time and works for a bank. - ⁠A master's thesis student It’s important to have a new flatmate who has a similar rhythm to everyone and is considerate of others. And since everyone is very busy during the week, we would prefer no parties or big gatherings during weekdays, so people can rest after long working hours. We do quite a few things together when we have the time and energy, but we also respect others and try to be considerate when someone wants their own privacy and space.
