THE ROOM & LOCATION The room is spacious, approximately 18–21 m² (just an estimate), fully furnished, and in great condition. The apartment itself is an older Berlin flat, but the room is really nice and comfortable. The location is excellent, just 5 minutes from Hermannstraße station (U8 + Ringbahn), with great connections around Berlin. YOUR FLATMATES You'll be sharing the apartment with two guys: - A German guy working in construction. - An Italian guy working from home. Both are super friendly, sociable, and easygoing. They enjoy having fun and partying fairly often, but they also work during the week. It's a relaxed, friendly household, so we're looking for someone who fits the vibe. RENT & CONTRACT - Base rent Total including bills and utilities: approximately €350/month, depending on consumption - No Anmeldung possible - No written rental contract IMPORTANT: This is an informal sublet that is not officially authorized by the landlord. None of the current flatmates have individual rental contracts either. There is no fixed end date, so you can potentially stay long-term as long as everything works well with the flatmates. SHORT-TERM STAYS ARE ALSO POSSIBLE You can stay for a shorter period, but you must find a suitable replacement flatmate before moving out. If you leave without finding someone to take over your room, the €400 deposit will be kept to cover the month we need to find a new tenant. This condition is important, so please make sure you understand it before applying. FURNITURE – MANDATORY PURCHASE The room comes with furniture that must be purchased for €400 (non-negotiable). This includes: - Bed - Mattress - Clothes rack - Large desk - Sofa - Small grey shelf - Black shelf - LED lights - Mirror - 1/3 of fridge The furniture purchase is mandatory. You can resell everything whenever you decide to leave.
